A recent announcement by South East Water Corporation may have a significant impact for subdivision servicing costs in Melbourne’s south eastern growth corridor. The modification of a longstanding policy, will now allow sewer reticulation systems for large “owners corporation” subdivisions to be built to a different specification.
The adopted specification, defined by the “AS3500 Plumbing Code” standard, was previously limited to developments of 19 dwellings or less.
In many cases, this shift in policy has the potential to reduce delivery costs for medium density unit sites. This not only has a potential savings for developers, but also follows an encouraging trend of policies which assist housing affordability.
If necessary, the sewer assets may be built to Authority (WASA) standards to reduce the ongoing liabilities for an Owners Corporation development.
