Spanning over 70 hectares in south-east Melbourne, Alira Estate stands as one of KLM’s most ambitious and technically challenging projects to date. Commencing construction in 2015, this residential community has been steadily delivered over the last decade across 18 meticulously planned stages

Unlike typical greenfield developments led by large building companies, Alira was initiated and driven by a private landowner — a unique approach that added layers of complexity to an already demanding site. From day one, the estate presented significant obstacles, including complex drainage requirements, environmentally sensitive terrain, and strict planning conditions due to endangered flora and fauna habitats.

KLM Spatial led the charge in overcoming these hurdles, delivering key infrastructure including:

  • A strategic drainage network tailored to the unique contours of the Harem Valley

  • The reconstruction and relining of both Homestead Road and Centre Road

  • A new roundabout and a precast arch bridge crossing over Bibo Creek

  • The near-complete delivery of three functional wetlands

  • A reconstructed 500-year floodway designed to future-proof the estate

  • A new public park for community recreation

From 4.5m frontage townhouses to spacious 6m+ lots, Alira showcases exceptional housing diversity, accommodating a broad range of homebuyers and supporting a vibrant, inclusive community.

What many said couldn’t be done — due to the site's steep contours, environmental overlays, and drainage complexity — has now become a thriving, sustainable neighbourhood. KLM’s involvement in Alira reflects not just technical ability, but the vision, adaptability and commitment needed to make the impossible, possible.
