Located within the Craigieburn Logistics Estate, this ambitious 86-hectare industrial development is being delivered for ESR and is set to house Amazon’s largest fulfilment centre in the Southern Hemisphere — a facility spanning the equivalent of 10 MCGs under one roof.

KLM Spatial has been engaged to support the project across its full lifecycle, with works divided into six stages of a complex, multi-layered subdivision. The site has presented no shortage of challenges. Most notably, it spans two distinct drainage catchments, with the western portion yet to be constructed and the eastern requiring intricate civil design solutions.

With a dramatic 33-metre fall across the site, delivering flat building pads meant constructing over 7km of retaining walls, valued at more than $38 million — one of the most significant retaining packages ever delivered in an Australian industrial estate. Bulk earthworks commenced in early 2023 and were completed by September of the same year.

Additional complexities included:

  • The relocation of over 1km of telecommunications infrastructure

  • Construction of a temporary road diversion, delivered under strict conditions with no full road closures permitted by council

  • Works delivered under a Section 35 agreement

  • A major contractor change mid-way through construction of the Amazon facility, with the original builder entering administration and a new contractor expected to take over — possibly Multiplex

This project has also underscored the value of KLM’s in-house capability. While other disciplines on the job have been fragmented across external planners and surveyors, KLM’s integrated approach — encompassing surveying, town planning, civil design and project delivery — has ensured smoother coordination and greater adaptability on site.

With the scale, speed and complexity of this project, Amaroo Road stands as a landmark in industrial land development — and a clear example of how experienced, agile delivery teams can keep progress on track, even in the face of significant disruption.
