Once home to the old Nuttelex factory and a long-standing car wash, the site now known as Seaford Business Park has undergone a major transformation. What was once a heavily constrained brownfield site, plagued by chronic flooding and ageing infrastructure, is now evolving into a thriving 18-lot industrial estate featuring future tenants like Planet Fitness, Wendy’s, and Starbucks.
The site had a history of localised flooding, affecting neighbouring homes due to blocked and undersized drainage. The legacy underground infrastructure was at full capacity, and much of the stormwater network had deteriorated.
KLM Spatial was engaged to deliver a full land development solution — designing and delivering critical infrastructure, while managing the complexities of:

Stage 1 of the estate has now been successfully completed, with the site fully serviced and prepared for future warehouse development. While the client is not delivering the buildings themselves, KLM’s work has laid the groundwork for a high-performing, flood-resilient business precinct in Melbourne’s south-east.
